More reviewers, more ways to stall

A tenant improvement can route through building, fire, health and accessibility review — each with its own comments and its own queue. Coordinating one response instead of four uncoordinated ones is where expediting earns its keep.

Accessibility is not optional

Path of travel, restrooms, counters, parking — accessibility upgrades can be triggered by the work you're doing even in areas you're not touching. The set has to address it head-on, because the reviewer certainly will.

Every closed day costs rent

A commercial permit that drags costs real money — rent on a space that can't open. The fastest path is a complete set the first time and corrections answered same-week, which is exactly the discipline we run.

What we don’t do

Larger and more complex commercial work requires a licensed architect of record — that's the law, and it's the right call. When your project crosses that line, we say so at the consult and help you bring the right architect in.

01Do you handle restaurant build-outs?

We take on small food-service projects where the scope fits our practice — they add county health review to the usual path. For larger or more complex build-outs we'll tell you up front if an architect of record is required.

02My landlord needs plans before signing the lease. Can you help?

Yes — a preliminary layout for lease negotiation can come first and grow into the full permit set once the lease is signed.
