When a remodel needs a permit
Swapping cabinets and countertops usually doesn't. Moving plumbing, altering electrical, changing windows or touching anything structural usually does. The line varies by city — we'll tell you which side your scope falls on, and it costs nothing to ask.
The load-bearing wall question
Opening the kitchen to the living room is the most requested remodel move there is, and whether that wall is bearing decides the whole project. If it is, the set needs an engineered beam — we coordinate the calculation and detail it in the drawings.
Permitted work protects the sale
Remodels done without permits surface at appraisal, escrow and insurance claims. A permitted remodel is one a buyer's inspector can't use against you — which is worth more than the permit fee.

How cities differ
Some cities issue simple kitchen and bath permits over the counter with minimal drawings; others want a full set for the same scope. Knowing what your city expects keeps you from paying for more drawing than the permit needs — or getting bounced for bringing less.

What we don’t do
We don't sell drawings a project doesn't need. If your remodel is genuinely cosmetic and permit-free in your city, we'll tell you so and save you the fee.

01Do I need a permit to remodel my kitchen?
If plumbing, gas, electrical or structure changes — almost certainly yes. If it's strictly finishes and fixtures in the same locations, often no. Tell us the scope and the city and we'll give you a straight answer.
02The work was already done without a permit. Now what?
It can usually be legalized: as-built drawings, a permit application, and whatever corrections the city requires. We handle this regularly — it's a known road, not a crisis.
